Nye Road Development earns 9% LIHTC Award

The Connecticut Housing Finance Authority (CHFA) announced the award of $14,841,228 in federal 9% Low-Income Housing Tax Credits (LIHTC) to ten multifamily housing developments across the state. The 2025 awards are expected to generate approximately $135 million in equity from private investors and support the development of 550 rental homes, including 480 affordable units and 70 market rate units. “This year’s LIHTC awards represent our continued commitment to creating vibrant communities and increasing access to housing that meets the needs of families and individuals across Connecticut,” said Nandini Natarajan, CHFA’s Chief Executive Officer – Executive Director. “The selected developments reflect thoughtful planning and deep collaboration between public and private partners.”

The Housing Authority of the Town of Glastonbury and its nonprofit affiliate Glastonbury Assisted Housing, Nonprofit, Inc. (jointly hereinafter “GHA”) was fortunately to have earned one of the 2025 LIHTC award. CHFA awarded the Nye Road affordable housing project $1,529,500 in annual credits.

GHA partnered with the Town of Glastonbury to purchase 50-55 Nye Road.  50-55 Nye Road currently has two office buildings located on the site, 50 Nye Road and 55 Nye Road.  The purchase resulted in the creation of two separate parcels, the first is “55 Nye Road” which the GHA owns and is developing into the Nye Road affordable housing property. The Town of Glastonbury owns the second parcel resulting from the purchase, “50 Nye Road”, which will house the Board of Education offices.  

The GHA parcel is approximately 11.31 acres in size after the Town sold 6.72 acres of land from the abutting Town owned parcel to the GHA for $1, for the purposes of developing a non-age restricted (family) affordable housing property.  The new development will have 19 buildings containing 64 units, including one, two and three-bedroom units (24-1BR units, 28 2BR units & 12 3BR units).   The project includes 20% market rate units and 20% supportive housing units funded by the Department of Developmental Services (“DDS”).  GHA has received a commitment letter from DDS for 13 units.

The property is located off House Street in Glastonbury is approximately .6 of a mile from Fox Run Mall which has shopping, restaurant, and medical tenants. It is just under a mile from the library and is currently situated adjacent to residential zoned neighborhoods and town owned open space that has a conservation easement.  Adjacent to the property is a multiuse path that connects the proposed property to an area zoned as an employment zone which contains several medical disciplines and numerous other businesses.
