Housing Choice Voucher/Section 8

Housing Choice Vouchers (HCV), commonly known as Section 8, uses funding from the Department of Housing and Urban Development (HUD) for rental assistance to help low-income households afford the cost of monthly rent.

Eligibility for a housing voucher is determined by the housing authority based on the total annual gross income and family size. Participation is limited to U.S. citizens and specified categories of non-citizens who have eligible immigration status. Generally, the family's income may not exceed 50 percent of the median income for the county or metropolitan area in which the family chooses to live. Median income levels are published annually by HUD and vary by location within the state.

An HCV participant is issued an housing voucher and locates a dwelling unit in the private rental market. Once the participant selects a unit, the unit is inspected before initial leasing and annually thereafter to ensure that the unit meets HUD’s housing quality standards (HQS).

Participants in the HCV program pay approximately 30-40% of their monthly income toward rent and utilities. The remaining balance is paid directly to the landlord of a participant’s rental home by the Housing Authority of the Town of Glastonbury (GHA).
